More than two thirds of Realtors say it makes a difference in buyer perception. Almost half of them believe a staged house sells faster. A significant percentage of real estate agents feel it increases the value of a property and more than a third say staged houses spend less time on the market than those that aren't staged.

You don't have to stage every room in the house, and you don't have to take out a loan to create an effective presentation. Buyers are not equally interested in every room so you should concentrate on the ones that matter most to them. According to the National Association of Realtors, living rooms, master bedrooms, and kitchens are where homeowners should focus their efforts.

The whole house should be de-cluttered and de-personalized. You need to go through your house and clear it of personal photos and mementos. Window ledges, shelves, and bookcases have to be cleared out and cleaned. You can't leave the kids' toys stacked in corners. They need to be packed up or stored away in toy boxes. It's important for potential purchasers to be able to visualize themselves and their own personal belongings in the house. If they can't do that, you won't get an offer.

Once you have everything put away, the next thing on your to do list should be to clean, thoroughly. The whole house has to sparkle. You want to tackle all those cleaning jobs you've been putting off all year long. The baseboards, ceilings, ceiling fans, carpet in closets, and laundry rooms must be spotless. Do not forget the inside of the refrigerator, medicine cabinets, and inside closets.

Don't underestimate the significance of light. When rooms are dark, they look smaller and dingy to potential purchasers. Before you have an open house or a walk through, you should open all the curtains and blinds in each room. Lamps and overhead lights should be on. That includes the under kitchen cabinet lighting.

Neutral colors will increase your chances of selling. Even though you are in love with the dining room accent wall painted in bright red or the expensive flocked wallpaper adorning the master bedroom walls, you often have to forego your own taste in order to sell. Neutral colors give buyers a chance to envision their own decorating ideas.

Plants, strategically placed, make a difference. You don't have to have a green thumb to stage a house. You just need to place a few fresh plants and bowls of fruit around to make the atmosphere inviting to your guests.
