The area has advantages in that it has great real estate properties on offer, scenic parks and gardens and beaches that are white sandy. However, as you plan to invest in Bali property there are several points that you should consider and some of them are listed below.

You should consider the proximity of the property you wish to buy from a temple as there are laws that prohibit building within certain ranges to the temple. Although there are houses and buildings that are built near these temples it is important to check with the banjar or local government. This will ensure that you will not face any potential issues when you decide to build a building later on.

The trees and crops that will be growing on the land you want to purchase will have to be established on their ownership. In Bali there are various crops and trees that may be growing on your land but you are not allowed to harvest their produce as there are various farmers who should do that. The most common crops are the coconuts and mango trees.

Building permits should be another important point that you should consider before making any plans to buy property anywhere in Bali. This is usually a statutory requirement for any building that is to be built in Indonesia and these permits are supposed to be prominently displayed. It is possible to start looking for the permits while still taking part in the sale negotiations.

Ensure that the house that you wish to buy is well connected to water systems and establish whether it will be from the system or a well or bore within the property. You should consider the amount of water to establish whether it will be enough. Electricity connection would be another important point to consider and you should consider whether it would be adequate.

It would be important to get represented by a notary that you are sure is both honest and true in their work. The best notary to choose would be the one located in the same area that the property you wish to buy is also located. This will help your deal to be conducted in a transparent way.

The access roads that link your land to the main roads should also be considered too before purchasing the land to ensure that you will not be blocked from accessing it. Establish if they are owned by private persons or they are public to be informed. If they are privately owned then you should know the charges that you will have to pay in order to be allowed access to your land.

It is also important to look if you know of any foreigner that has acquired any sort of properties based in Bali and seek advice from them. You will find that there are some communities who live in villages that you must pay some amount of money in order to join them. You should strive to become part of a community as the area is community focused.
