Here are those aspects that you should weigh before the decision of completing the purchase.

Determine the zone requirements for the property. This is to find out the scope and limitation of what you can put up on that empty lot. In some cases there will be limitations as to how much percentage of the size of the lot you can build your house, for example. Asking about future zoning is also important so you would know what to expect after a few years of living there, such as a shopping center to be built nearby.

The ambiance of the place is a vital element to your decision. If you were to live in this place, you should realize that you will deal with these sounds and smells on a daily basis. You could be living with the daily smell of farm animals and not be able to stand it one day. It should be an atmosphere you can call home.

Natural hazards also play a crucial role in identifying how ideal the place will be for a residence. Compare how natural elements affect the area generally, and research about how storms behave in the area, if tornadoes are likely to form, if there are active volcanoes, or if there are fire hazards. Determine if the county have the sufficient emergency preparation and if you are overall safe from mother nature.

Survey the utilities. Water should be potable. Your power source should be reliable, and if you will be needing to run the generator often. Know if you can install internet connections and cable television and such. Find out placements of septic tanks, public watersheds, and the like.

Transportation will depend on easements. Your road access must be permanent and must be recorded in your deed, because this will affect your way of travel if you will take this for granted. There are horrible situations that have already happened because of the negligence of the buyer to obtain an easement. Acquire a title insurance as well for better security.

Your construction materials will depend on the land elevation and stability. Study the quality of the foundation, and find out if it has been a swamp before, a reclaimed area, or something that could affect the sturdiness of your house. Soil erosion should also be noted, and get a flood insurance if the property has water around it.

After careful evaluation of all these stuff and you have made your decision, your last step is to determine the appraisal. It is common practice to use cash for payment. Make comparisons of prices and scour the market. Acquire a lender appraisal if you are to make the purchase through a lender, or get your own in order to have the idea of how much you should offer to pay.
