In an era of transient stay, a lot of people oftentimes resort to lodging to get away from the high cost of purchasing and maintaining a real estate. Hence, there is a need to address and review the ideal community for renters. A better understanding of this is beneficial for both landlords and tenants.

It is an established fact that housing concerns have been a major issue for many. Those people who do not have the capacity to buy a property of their own may find leasing a perfect solution. This is also ideal for the people who need only a temporary place to stay because purchasing a property is impractically expensive.

As one of the primary social concerns, the government has programs that provide qualified residents the funds and support for their housing needs. This offer is usually given on top of the public housing assistance in each area. Besides that, there are non government organizations who supports the project.

Lodging is available in long-term or short-term agreements. In some cases though, the tenant will eventually own the property after years of leasing. However, there are instances as well when the renter need to look for another house because the landlord decided to use the leased unit.

Unwilling eviction of the tenants is not unheard of. In fact, some has led to publicized legal battles. To prevent this issue from arising in the future, restrictions and rules have been set with regard to tenancy. Not to mention the existing regulations that were set by the government. These aim to protect the rights of the property owner and its tenants.

Leasing also has its advantages. Land owners who are financially burdened can avoid foreclosure of the property by renting it to somebody. This also prevents piping problems that are common in vacant units since its heating and plumbing system is constantly in use when the property is occupied. Thus, the problems are minimized.

However, there are concerns regarding tenants not taking care of the property as much as the owner would have. This could drive an unwanted increase in the insurance and maintenance cost of the property. Also, in the event that lodgers and landlords may have the tendency not to take part in community activities and may be hard to reach, the sense of being a community suffers apart from enforcing rules.

To ease this situation, the local and state government had enacted guidelines that outline the responsibilities of both the property owners and the tenants. Still, it is advisable to undergo a screening process before committing. Make sure that you discuss the procedures, rules and regulations and set the expectations before signing on the dotted lines. The corresponding consequences for every violations must be made clear.

In conclusion, the best way to maintain the relationship is by a thorough comprehension of the rules and restrictions. Active participation can also help to foster positive relations. As a general rule, the property owners must be fair and reasonable, while the renters must show a sense of responsibility. Finally, if misunderstanding arise, both parties must mend the differences on their own before taking legal actions.
