Basic House Flipping Tips For Newbies

By Matt Baumberger

Buying houses and making money when you resell is a common dream and for good reason. Real estate offers some excellent opportunities for the person that knows where to look and what to do. Yet, it is easy to make mistakes and they can be some of the costliest errors you will ever make. These house flipping tips can be very helpful, especially if you are new to the game.

Never forget you are running a business. Your main concern is buying low and selling high and if you have little talent or experience, then hire professionals to help you. Maybe you are not sure of current market values. You should consider the services of an experienced property appraiser. This insures that you get a good price on your first purchase or sale.

Keep it simple in the beginning. If this is your first property choose something that you can easily take care of. This usually includes cosmetic repairs like painting and landscaping. Once you buy something that has major problems, you could be biting off more than you can chew. Make it easy on yourself and proceed with baby steps.

You will need good credit if you plan to finance your purchase, and look out for hidden fees. For instance, put down less than 20 percent and you will need to purchase private mortgage insurance. You also must get a homeowner insurance policy and pay for all the closing costs. Take the time to consider these things, as they add to the price.

Do not wait until the market is bad. When the real estate market is booming it is usually a good idea to wait. However, you might find a motivated seller and get a great deal that you can flip in a hurry. You also might have little competition from other property flippers.

Stay near home. It makes little sense to spend a lot of money on fuel by driving miles out the way every time you visit the home. That extra time you spend traveling can be better spent at your property. After all, the quicker it is ready the sooner you can get paid.

When you have no idea what you are doing, consult with someone that has experience. They can provide you with valuable house flipping tips and be there to help you make your first deal. Take as much time as you need on your first home, so you will make fewer mistakes.
